I am a Certified Residential Appraiser since 2001. I started a real estate broker selling homes for a several years. But I liked the analytics of appraising. I earned a degree a Bachelor of Science from the University of Santa Barbara in Bio-Psychology. I have both commercial and residential experience. But prefer the residential appraising. I worked a few years for Fannie Mae in Dallas Texas as an a Valuation Analyst during the great recession. I love appraising because I like the variety of work, owning my own business, and the challenges that come up when appraising. I keep a tight knit group of appraising friends to create an internal community.

An appraisal report is a in depth view of your home and comparing it to homes that have recently sold or sold based on the effective date. This is called "sales substitution" and this is the most common way to appraise homes. However there are two other methods called the "cost approach" and "income approach" but are not considered as accurate for residential home valuations. Often I do date of death appraisals for heirs for tax purposes..
Once I am hired I will set an appointment with you or your tenant. Then I will spend approximately 30 minutes collecting data on your home (notes, pictures, and measurements). I research data on the MLS and tax records to determine the best comparables. I submit your report in 2-3 days after the appointment.
